Ocean Walk Real Estate Market Update – October 2026
Hello Ocean Walk Neighbors,
As we enter the final quarter of 2026, it's time for another look at what's happening in the Ocean Walk condominium market.
Whether you're considering selling your property, thinking about purchasing, or simply interested in keeping track of your investment, I hope you'll find this update informative.
This month's report includes recent sales, current inventory, asking-price trends, average selling prices, and a look at the broader New Smyrna Beach real estate market.
Ocean Walk Market Overview – October 2026
According to the latest MLS data, Ocean Walk currently has:
31 condominiums actively listed for sale
3 properties under contract
16 closed sales between April 20 and September 22, 2026
Of the 31 active listings, 10 are two-bedroom residences and 21 are three-bedroom residences.
Across the community, the average conventional asking price is approximately $469,397, while the 16 completed transactions averaged $405,581.
The median selling price was $391,750, and the average closed sale price per square foot was approximately $265.
These figures suggest a market where buyers have a substantial selection of properties and where realistic pricing continues to be especially important.
Two-Bedroom Condominium Market
Two-bedroom units have generally experienced shorter marketing periods than their three-bedroom counterparts.
Current two-bedroom inventory:
Active listings: 10
Average asking price: $386,910
Median asking price: $376,750
Current asking-price range: $364,300–$419,000
Recent two-bedroom sales:
Closed transactions: 8
Average selling price: $373,500
Median selling price: $360,000
Average sold price per square foot: $267
Average cumulative days on market: 127
Two-bedroom residences have generally been selling in the mid-$300,000s, although individual properties have achieved significantly higher prices.
For example, a two-bedroom residence in Building 12 sold for $435,000 after only four cumulative days on the market. In contrast, another two-bedroom unit in Building 16 sold for $342,000 after 349 days.
This wide variation demonstrates that factors such as floor level, location within the community, views, interior condition, upgrades, and pricing strategy can have a considerable effect on the selling experience.
Seven of the ten currently active two-bedroom listings have undergone a price reduction from their original asking prices.
Three-Bedroom Condominium Market
Three-bedroom residences represent approximately two-thirds of Ocean Walk's current available inventory.
Current three-bedroom inventory:
Active listings: 21
Average conventional asking price: $510,640
Median conventional asking price: $492,000
Conventional asking-price range: $399,000–$819,000
Recent three-bedroom sales:
Closed transactions: 8
Average selling price: $437,663
Median selling price: $440,650
Average sold price per square foot: $263
Average cumulative days on market: 215
Three-bedroom residences have experienced longer marketing periods, averaging approximately seven months among recently closed transactions.
Selling prices ranged from $355,000 to $510,000, reflecting differences in unit size, condition, floor level, location, and other characteristics.
There are currently three three-bedroom residences under contract, with their last advertised asking prices ranging from $415,000 to $449,850.
While the final selling prices of those properties are not yet available, this is encouraging evidence that buyers are continuing to make purchasing decisions.
Of the 20 conventionally priced active three-bedroom listings, nine have undergone price reductions.
Special Note – Ocean Walk Auction Listing
One three-bedroom residence, Unit 3-605, is currently being marketed through an auction with a published starting bid of $25,000.
This is an opening bid rather than an indication of the property's anticipated selling price or fair market value. The unit was originally listed at $714,000.
Because auction starting bids are not directly comparable with conventional property asking prices, this listing has been excluded from the average and median asking-price calculations in this report. It remains included in the community's total active inventory.
The eventual sale price will depend on the auction outcome and applicable terms.
Are Ocean Walk Property Values Going Up or Down?
This is understandably one of the most frequently asked questions among condominium owners.
The current figures suggest that Ocean Walk continues to experience pricing pressure, particularly among properties competing with numerous similar units.
Across the 16 recent closed transactions, sellers achieved approximately 90% of their original asking prices, on average.
This means there has been a meaningful difference between what sellers initially hoped to achieve and what buyers ultimately agreed to pay.
However, it's important to distinguish between price negotiations and an actual decline in property values.
A property selling for 10% below its original asking price does not necessarily mean its market value declined by 10%. The original asking price may have been above what the market would support.
Among the 30 conventional active listings, 16 have already experienced price reductions.
These reductions suggest sellers are responding to market feedback and adjusting expectations to attract buyers.
At the same time, certain well-priced properties continue to sell quickly, demonstrating that demand has not disappeared.
How Long Are Ocean Walk Condominiums Taking to Sell?
Among the 16 completed transactions, the average cumulative time on the market was approximately 171 days, or about five and a half months.
Breaking that down:
Two-bedroom residences: 127 days
Three-bedroom residences: 215 days
The difference is significant.
Three-bedroom properties have generally required longer marketing periods, although this should not be interpreted as a guarantee of how long any individual property will take to sell.
In addition to price, market time can be influenced by floor level, views, furnishings, interior updates, overall property condition, and the number of competing listings.
Buyers have become more deliberate in their decision-making, often comparing several available properties before submitting an offer.
For sellers, this makes initial pricing and presentation especially important.
The Broader New Smyrna Beach Real Estate Market
Ocean Walk's activity is part of a larger housing market that has become more balanced following the exceptionally competitive conditions of previous years.
According to Realtor.com's September 2026 market data, New Smyrna Beach reported:
Median listing price: $529,900
Median selling price: approximately $463,810
Active listings: approximately 880
Median days on market: 89
Average sale-to-list-price ratio: approximately 96%
These citywide statistics include single-family homes, condominiums, and other property types and therefore are not directly comparable with Ocean Walk alone.
Nevertheless, they provide useful perspective.
The broader New Smyrna Beach market is currently characterized as relatively balanced, meaning neither buyers nor sellers enjoy the overwhelming advantage seen during previous market cycles.
Zillow's September 2026 Home Value Index indicated that typical New Smyrna Beach home values were approximately 1% higher than a year earlier, suggesting relatively modest annual movement across the broader market.
For coastal condominium purchasers, several additional factors are particularly important.
Association fees, insurance costs, maintenance obligations, reserve funding, and the possibility of future special assessments can all influence affordability and purchasing decisions.
Buyers are increasingly interested not just in the purchase price, but in the overall cost of ownership.
Looking Ahead – What Can We Expect?
As we move toward the winter season, New Smyrna Beach will traditionally begin attracting greater interest from seasonal residents, second-home buyers, and visitors considering a more permanent presence in the area.
Ocean Walk continues to offer many features that appeal to these purchasers, including its beachside location, condominium amenities, and proximity to the restaurants, shopping, and recreational opportunities that make New Smyrna Beach so attractive.
However, the presence of seasonal buyers does not automatically translate into higher selling prices.
With 31 active listings, purchasers have a considerable selection of Ocean Walk properties from which to choose.
I anticipate that competitively priced and well-presented residences will remain best positioned to attract serious interest.
For owners considering a sale, three factors deserve particular attention:
1. Price appropriately from the beginning. Recent comparable sales provide a more reliable basis for establishing market value than simply looking at the highest asking price in the community.
2. Present the property at its best. Attractive interiors, professional photography, accurate property information, and thoughtful marketing can help distinguish a residence from competing listings.
3. Understand the competition. Even within the same community, two residences with identical bedroom counts may have noticeably different market values depending on their size, floor level, condition, views, and other features.
